Hyderabad Real Estate industry has witnessed unprecedented upsurge with a drastic growth in demand over the last decade. There has been a quantum leap in the form of highly developed infrastructure, positive investment atmosphere and facilities that makes it one of the hottest names on the Indian real estate map.

The boom in sectors like IT, ITES, media, retail, etc has seen salaries gone up by an average 30 per cent and much of this has gone into real estate. Developers have reported an increase in demand across all budget segments and the suburban areas of the city are currently witnessing the highest levels of construction and sale activity. Even on the commercial scene, investors and high net worth individuals have been active in pre-leased properties that insurance and banking industry occupied. Such confidence comes only from the assurance that returns on investment have an upswing.

There has been a spurt in the real estate activity in the suburbs with several high-notch projects coming through. Some famous examples are Shamshabad international airport, Hardware Park, Infosys Campus, etc. It will also soon be the only Indian city to have a 60-storey trade tower; the only one to have an 14.5 km elevated expressway, the longest in the country, as well as the first and only semiconductor manufacturing facility when FAB City comes up on its outskirts. Besides, more than 50 leading biotech companies, including multinationals, are setting up their operations near Hyderabad and almost an equal number have evinced interest in Genome Valley. The Hyderabad Information Technology and Engineering Consultancy (HITEC) City, has transformed from a sleepy village to a world-class IT hub with posh multi-storeyed buildings dotting the landscape.

Infrastructure segment in the city is being ramped up. The 160 km eight-lane outer ring road from Gachibowli to Shamshabad which is being developed along with satellite townships will decongest the city. The government is also planning a Mass Rapid Transit System to cater to seven million population of the city and its suburbs. A world-class 18-hole golf course is also coming up.

All of these show that the city is moving fast on the path of unprecedented development and has zoomed to become one of India's happening cities. Little wonder, it is said that Hyderabad is emerging as a key market in India's growth story.
